The days of riding a good idea to the bank are over. As a business owner, there are endless choices you are faced with. If you are in the field of retail, choosing a space for your store is one of the most important decisions you will make. Even the simple things like location get complicated when you sit down to weigh out your options. To get you started, here are a few items to take into account when choosing your retail space:

Store Type – Are you a boutique or speciality store? If so, you have an advantage. Customers seeking a specific type of good are more likely to travel further to find it. On the bright side, location isn't as important, so you can cast your search net wider. However, the atmosphere of the store is a huge deal. Take your time and a find a space that reflects the values of your business and desired customers.

Longevity – If you're looking at a space where there are multiple stores, consider how long each store has been there. Not only can this give you an insight into how desirable the complex is, it may also give you a glimpse at how difficult the landlord is to work with. Talk with other business owners in that complex. Know what you're buying into.

Surroundings – So you found a place where store owners are happy and the businesses stay forever. That's a huge plus. Now consider the surrounding stores. Would they also appeal to your customers? Could you catch any cross traffic? If your store's demographics don't match those of surrounding stores, don't right off the location yet but do consider the repercussions.

Growth – It's easy to look at space with only your immediate needs in mind. Consider what you want your business to be in five years. Do you want it to grow or simply thrive as is? If growth is in your future, make sure the space you're looking at leaves room for it.
